Primary Asset Management
The Primary Asset Management area of the Company provides hands-on oversight of real estate investments for our clients by proactively monitoring collateral assets which secure a variety of investment positions, including first mortgage debt, mezzanine debt, equities, joint ventures, construction and redevelopment.This function within TriMont oversees operational activities, coordination and communication among lenders/investors and related or involved third parties. The ultimate goal of these activities is to provide real time advice to our institutional clients to enhance the potential for them to achieve maximum returns within the intended investment horizon.
Areas of focus include:
- Establishing and monitoring adherence to a business plan as approved by the client;
- Proactively identifying risk and proposing appropriate action plans;
- Ensuring compliance with investment and loan documents;
- Evaluating the impact of changes in market and property conditions on investment outcome;
- Reviewing, analyzing and approving major leases, and annual operating and capital budgets;
- Providing real estate valuation analysis and financial modeling;
- Reviewing operating statements including comparison with approved budget and underwriting;
- Reviewing and approving construction related draw requests; and
- Evaluating, coordinating and monitoring the distribution of cash generated from asset operations including residential unit sale proceeds.

- Enabling our clients to have a greater focus on origination, capital structuring and overall portfolio risk management;
- Experience with many large capitalization deals with complex financing structures;
- Significant development deal experience; and
- Residential expertise – multi-family, land A&D, single-family and condominium.
