Special Asset Management
Special Asset Management encompasses both the resolution of problem loans or equity investments and the management of real estate owned (“REO”) assets for value maximization and disposition.When managing non-performing assets, TriMont’s focus is to maximize the recovery of our clients’ capital by negotiating settlements where possible and enforcing rights when necessary. The Asset Manager will proactively engage in the resolution of non-performing assets by:
- Re-underwriting the collateral, analyzing the market, assessing sponsor value, and examining the legal environment;
- Determining the appropriate work-out strategy, which may contemplate Loan Modification, Discounted Payoff, Forbearance, Foreclosure, and/or Rights Enforcement/Bankruptcy;
- Preparing a Resolution Plan and Budget to recommend a strategy; and
- Implementing the approved strategy for optimal recovery of our clients’ investment.
Our mission is to maximize the value of each property by:
- Establishing the appropriate management strategy, asset business plan, and budget requirements to achieve the value potential during the ownership period;
- Executing the asset plan and strategy through coordination of third parties;
- Monitoring market conditions to evaluate current exit strategy and identify available alternatives; and
- Implementing the disposition strategy once asset value has been optimized.
